- What is it?
- Shows what percentage the property “earns” annually from rent before costs, vacancy, or mortgage payments.
- How we calculate it
- (Annual rent ÷ total investment) × 100. Total investment = purchase price + buying costs (lawyer, transfer tax, etc.).
- What it means for you
- Good for quick comparisons, but misleading alone because it ignores utilities, maintenance, and vacancy.

What do the numbers mean?
You do not need to be a finance expert. Here is a short guide to what you see in the calculator, how we compute it, and what to take away – as a buyer, landlord, or investor.
- What is it?
- Rental yield after 15% Hungarian income tax (SZJA) on rent – based on vacancy-adjusted annual rent as a % of total investment.
- How we calculate it
- (After-tax annual rent ÷ total investment) × 100. Default: 10% cost ratio → taxable income = 90% of revenue → 15% SZJA.
- What it means for you
- Check this first: what you actually keep from rent on the money you invested – after tax.
- What is it?
- Annual net income as a % of purchase price only (not total investment). Helps compare properties at different price points.
- How we calculate it
- (Annual net operating income ÷ purchase price) × 100. Net operating income = rent × 12 × (1 − vacancy%) − annual common charges − annual utilities − annual maintenance (before SZJA).
- What it means for you
- Higher cap rate = more income per purchase price. Often lower in central Budapest, higher in less popular areas.
- What is it?
- What is left (or missing) in your pocket each month after rent, common charges, utilities, maintenance share, and mortgage payment.
- How we calculate it
- Monthly rent (after vacancy) − monthly SZJA − monthly common charges − monthly utilities − (annual maintenance ÷ 12) − monthly payment. Positive = rent covers monthly costs; negative = you top up monthly.
- What it means for you
- Often the key number for landlords: whether the property pays for itself.
- What is it?
- If you buy with a loan, this is the monthly installment to the bank. Brik uses the standard annuity formula.
- How we calculate it
- From loan amount, annual rate, and term (rate ÷ 12, term in months). No loan → 0 Ft payment.
- What it means for you
- If rent is below payment + common charges + utilities + maintenance, cash flow is negative – you may rely on appreciation or future rent increases.
- What is it?
- How many years until total investment (price + buying costs) is recovered from annual net rental income – if income and costs stay flat.
- How we calculate it
- Total investment ÷ after-tax annual rent. No positive after-tax rent → practical payback never.
- What it means for you
- Around 15 years is acceptable for many investors; beyond 25 years feels like a very long-term hold.
- What is it?
- Net yield adjusted for inflation: whether your purchasing power actually grows or you only keep pace with prices.
- How we calculate it
- ((1 + net yield%) ÷ (1 + inflation%)) − 1, as a percentage. Default KSH inflation (1.6%, September 2026) – you can adjust it.
- What it means for you
- Negative real yield can mean nominal gains still lag the economy’s inflation pace.
- What is it?
- A combined score from net yield, cash flow, cap rate, and payback – using thresholds tuned for the Hungarian market.
- How we calculate it
- It weighs four key metrics together: net yield and cash flow carry the most weight, complemented by cap rate and payback period. Scaled against Hungarian market thresholds; the four metrics add up to at most 90 points.
- What it means for you
- 80+ excellent, 60–79 good, 40–59 average, below 40 weak – score visible with Pro; always review individual metrics too.

FAQ
Yes, Brik accounts for the 15% Hungarian personal income tax on rental income (SZJA). We support two tax modes for private landlords:
- 10% cost ratio (simplified): pay 15% tax on 90% of revenue, effectively 13.5%
- Itemized deductions: deduct documented expenses (renovation, insurance, amortization)
The calculator shows both gross and net yield, so you see the actual money you keep. Cash flow, payback period, and benchmark comparisons are all calculated on a net (after-tax) basis.
Important: calculations are informational; consult an accountant or tax advisor before making specific tax decisions.

Formulas follow industry standards (yield, cap rate, annuity loan, cash flow). Accuracy depends on your inputs – Brik helps you structure the numbers.
Otthon Start was discontinued on 27 October 2026. Its successor, the Wekerle Plusz loan (fixed 3% for new-build, 5% for existing homes), is only available for owner-occupied homes – the property cannot be rented out for 5 years, so use a market rate for investment properties. The calculator defaults to the MNB average market rate. If you still have an Otthon Start loan, enter your own rate in the loan section.
Brik defaults to KSH consumer price inflation and MNB average mortgage rates. You can override them in the calculator.
You enter expected rent from your market research. Brik shows whether the deal works at that rent – it does not replace local market surveys.
